Tenant Qualifications
Review the tenant requirements for income, credit and debt payments. If you meet all requirements than you can attend a showing. After viewing the property, submit your application with all required documentation(see instructions for applying below). Each tenant candidate must complete an application. We will review your application and if you meet the minimum requirements, we will request your authorization to view your reports for credit, criminal background and eviction history. Only if you appear to qualify based upon your application, will we request that you authorize the $45 payment. Finally we will contact your previous landlords to verify your tenant history.
Income
Applicants must have monthly household income equal to or greater than 3x the rental rate.
Rental rate of $1695/mos. requires a combined monthly household income of $5085 to qualify.
Credit
Tenants CANNOT have:
- A bankruptcy or auto repossession in the last 2 years.
- A derogatory report by a utility company (electric/gas/fuel oil) for failing to pay or paying late.
Debt Payments
You cannot have excessive monthly debt payments that make the rent unaffordable regardless of income. This can/may disqualify you as a tenant candidate.
